The Selling Process

Cary NC HomesBelow is a mere snippet of my marketing plan/techniques for selling homes. It’s very effective, and much more work goes into my marketing than any other broker.

I have been in the real estate business since 1983 and have seen bad markets as well as good. I’ve taken the time to figure out what works in today’s market and I do what works.

Here is how I fully expose your property to 100% of the potential buyers:

1. Photography. I hire professional photographer to take lots of pictures. Buyers quickly pass on homes without a lot of attractive pictures while searching on the internet. This helps buyers fall in love with your home and the neighborhood before they have even seen it.

2. Staging. I hire a stager and I’m sure you know why it’s important. The nicest looking homes in the pictures are the homes that buyers tell their agents they want to see.

3. Advertising. I submit beautiful ads to over 40 internet sites and change descriptions every 72 hours to constantly generate new activity. Many of these websites syndicate to several more, so the average number of websites my listings are advertised on are 70. I hire a virtual assistant to do all my advertising and I have a live assistant who helps with marketing. And I also prepare a book and brochures for buyers that have all the juicy information on your home I have a technology coach who keeps me up to speed on how today’s buyer is looking for homes!

4. Open Houses. I hold MEGA OPEN HOUSES with fresh baked cookies and lemonade. The cookie aroma helps buyers to be drawn in emotionally so that they slow down and spend time visualizing their family living in your home. Buyers are invited via massive internet ads and postcards to all qualified short term renters and move up buyers.

5. Fonville Morisey Relocation. Many companies have contracts with Fonville Morisey that entitles them to a few thousand dollars if they use a FM broker. They are first introduced to this program at their orientation, and only FM listings are presented to them at that time. These companies include Duke, UNC, SAS, NCSU, Wake county schools, Wake Med, Red Hat and many more.FM is tyied to the biggest relocation company in the world.

6. Targeting the Right Buyer.

  • Renters. Find out how I get compelling info on your home and target buyers with good credit scores and income corresponding to your home’s price range.
  • Secret Techniques. Find out the secret technique that is rarely used by brokers because it is time consuming (yet it is one of the most powerful). Because I have several assistants, I am able to implement the use of this tool.
  • Bargain Hunters. Find out how I turn bargain hunters into buyers who are willing to pay top dollar.
  • Emotional Buyers.Find out how I connect with the emotional buyer. These are the buyers you want, as they’ll pay the most for your home!
  • Top Broker Cooperation. My report shows how to get top broker cooperation and increase the showings of your home.
  • Negotiating. When we get offers, I negotiate using highly effective and innovative strategies and techniques. I attended the Royal Academy of Dramatic Art in London and my background is in acting. This experience has given me a unique talent to understand all points of view and the “other side” feels good about working with us and paying a higher price!

  • I chose Fonville Morisey because they have far more listings and sales in the triangle than any
    other company. Local buyers use FMrealty.com to search for homes more than realtor.com or any other website. Their relocation company has contracts with the local universities, most RTP companies and the great majority of all other local employers. They have the lowest percentage
    of expired listings than any other company. To put it simply, they are the best. Last quarter, Fonville Morisey had 40% more closings than any other company.

    Basically, the homes that sell for top dollar are the ones that look great, smell great, have no location problems or extra steep driveways and are priced right. If a buyer can find a more appealing home for less, then your price would be considered too high for the market. Sometimes it is helpful for sellers when I take them around to see the most comparable competing homes, and I’m happy to do that.
